Eastern Market

The Hine Junior High School redevelopment is located at 700 Pennsylvania, Ave, SE, DC and consists of four buildings: 700 Penn, The Residences at Eastern Market and 770 C Street. 700 Penn is a Class A office building. The Residences at Eastern Market is a two building luxury rental project and 770 C Street is a LIHTC-subsidized affordable housing building. All four buildings have ground floor retail components, and the office and market-rate residential buildings share a 352-space garage podium.

The Residences at Eastern Market offers an extensive community benefits package, including the mitigation of unsuitable soil conditions, the removal of an underground storage tank, as well as the reopening of C Street to the historic L’Enfant grid, which is utilized by the neighborhood farmers market on the weekends.

Three of the building projects encircled a lush, planted courtyard and the property features over an acre of green roofs. The green roofs, along with additional stormwater retention infrastructure, contributed to the LEED Gold standards accomplished by the project.

The historic design review process drove the design towards a larger than normal variety of façade types. The project used brick, precast, curtainwall, and terracotta, employing a total of 7 types of façade materials across the 4 buildings.

Careful budget management drove the use of a concrete pedestal with wood frame structure for the affordable component while the market rate product was all post-tensioned concrete.

The Heights

Completed 2019 - 250,000Sf - $45MM

The Heights is a 230 unit mixed-use apartment complex in Ashburn, VA. It is composed of three separate buildings that share a surface parking lot. The two buildings that face Sycolin Road have retail bases and four stories of wood framed apartments above. The taller main building has a two story concrete podium, with five levels of apartments above. The complex features multiple amenity spaces, including grade level terraces, roof top terraces, a fitness center, a vibrant courtyard with pool and a beautiful double height lobby space.

Lake Anne Fellowship House

Completed 2022 - 230,000Sf - $85M

Lake Anne Fellowship House is a 270 unit, Senior living, affordable project in Reston, Virginia. All of the units were designed to be Universal Design compliant. It was a VHDA project and a 4% LIHTC project with a Fairfax County bond.

The Structure of the building is a Hambro system, with light gauge steel prefabricated partitions along the corridors and exterior walls. The exterior skin is a combination of brick and Hardie Panel.

The Building features a Fitness Center, Community Game Room and central terrace with a fountain.

Ravel and Royal - Strathmore Square

Completed 2024 - 342,354sf - $120M

Ravel and Royal is a two tower complex over a shared in-ground parking garage that delivered 220 high end apartments with extensive amenity spaces. The project is a joint development with WMATA on a WMATA ground lease. MCM managed all communication with WMATA and the project team throughout construction.

Ravel and Royal were the first two buildings built on this site, where a total of six buildings will eventually be constructed. With these first two buildings, we also had to install the wet and dry utilities that will feed the other six buildings on the site. MCM led the effort to communicate with Pepco and Washington Gas throughout this process. The final cost of this project was $120 Million hard costs. Whiting Turner was the General Contractor.

The buildings feature a on structure pool, fitness center, bar, spa and intensive green roofs and courtyards.

Park Montgomery West

Expected to deliver Spring, 2025 - 111,386sf - $25M

Park Montgomery West is a 70 unit affordable apartment building in Silver Spring, MD. It is a wood framed building over a two-story concrete parking garage. It is a 9% LIHTC tax deal with CDA funding and BofA support.

The exterior of the project is primarily Hardie plank siding and operable vinyl windows.

This building shares a site with an existing structure that is being renovated. The site for both structures is being repaved, with additional ADA walks added and multiple new site walls to accommodate the changing grades and new walks.
